Who We Are

AppraisalPilot is a software product owned and operated by AppraisalPilot, LLC, a Nevada limited liability company. We build AI-powered workflow tools that help solo and small-shop residential real estate appraisers prepare reports faster and stay compliant with the new UAD 3.6 / URAR standard, with GSE lender cutoffs beginning September 8, 2026.

Our flagship product, AppraisalPilot, uses computer vision to analyze inspection photos and generate UAD 3.6-compliant property descriptions, exhibit captions, and quality control checks — eliminating the photo description bottleneck that consumes 4+ hours per report. The appraiser always reviews and approves all AI output, consistent with USPAP Advisory Opinion 41 on Computer Assisted Valuation Tools.

Our Mission

To give working appraisers the tooling parity that institutional players already have — without forcing them to abandon their forms software, change their workflow, or surrender their professional judgment to a black box. It's the intern. You're the supervisor.

Founder & Field Validation

AppraisalPilot is founded by J. Marshall Hunt, CEO of AppraisalPilot, LLC. The product is built and field-tested in partnership with Joshua Ryan Stalk, a licensed Nevada residential appraiser (License A.0207120-RES), who serves as our primary beta tester and field validation partner. Every feature exists because a working appraiser asked for it on a real assignment.

AppraisalPilot, LLC ("AppraisalPilot," "we," "us," or "our") respects your privacy. This Privacy Policy explains what information we collect, how we use it, and the choices you have.

Information We Collect

  • Contact information you provide on registration forms (name, email address, phone number)
  • Account information if you create an AppraisalPilot account (login credentials, billing details processed by Stripe)
  • Property and report data you upload to use the service (photos, addresses, comparable sale data) — used solely to deliver the service to you
  • Usage and device information (IP address, browser type, pages viewed, referral source) collected via standard web analytics and cookies (see the Cookies section below)

How We Use Your Information

  • To deliver the AppraisalPilot service, including AI photo analysis and report generation
  • To send you transactional messages about your account, registrations, and product updates
  • To send SMS reminders and updates if you have explicitly opted in (see SMS Terms below)
  • To measure traffic, advertising performance, and improve our service via analytics tools
  • To improve our service, prevent fraud, and comply with legal obligations

Mobile Information & SMS Privacy

Mobile information will not be shared with third parties or affiliates for marketing or promotional purposes. All categories of personal information described above exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

How We Share Information

We share information only with service providers necessary to operate the platform (such as our hosting provider Netlify, database provider Supabase, AI provider Anthropic, payment processor Stripe, and SMS provider via GoHighLevel/LeadConnector). We do not sell your personal information. We do not share your mobile phone number, SMS opt-in data, or consent data with third parties for marketing purposes.

Your Rights

  • Request access to or deletion of your personal information by emailing [email protected]
  • Opt out of SMS at any time by replying STOP to any text message
  • Opt out of marketing emails using the unsubscribe link in any email
  • Disable cookies and tracking technologies through your browser settings or the opt-out methods listed in the Cookies section below

Data Security

We use industry-standard encryption (TLS in transit, encrypted storage at rest) and follow USPAP confidentiality principles regarding any property or client data uploaded by appraisers. We do not use your uploaded report data to train AI models.

Children's Privacy

AppraisalPilot is a professional tool for licensed real estate appraisers. Our service is not directed to children under 18, and we do not knowingly collect information from minors.

AppraisalPilot, LLC uses cookies, tracking pixels, and similar technologies on our websites (appraisalpilot.app, uad36ready.com, and related subdomains) to operate, secure, measure, and improve our Service. This section explains what we use, what data is collected, and how you can control it.

What Are Cookies?

Pixels (also called web beacons or tracking pixels) are small pieces of code embedded in web pages and emails that allow us and our partners to recognize your browser and measure activity.   • Strictly necessary cookies — required for authentication, session management, form submission, and platform security. The site will not function correctly without these.
  • Analytics cookies — measure traffic, page performance, and user behavior so we can improve the Service. Data is typically aggregated and anonymized.
  • Advertising & conversion-tracking pixels — measure the effectiveness of our advertising campaigns and webinar sign-ups, and (where permitted) serve relevant ads on third-party platforms.

Specific Third-Party Analytics & Tracking Tools

We use the following third-party services. Each is governed by its own privacy policy, linked below:

  • Meta (Facebook) Pixel — used on webinar landing pages and other marketing pages to measure ad performance, attribute conversions, and serve relevant Facebook/Instagram ads. Pixel ID: 1617449702851956. Meta Privacy Policy.
  • Google Analytics — used to measure traffic and improve site performance. Data is anonymized at the IP level where possible. Google Privacy Policy.
  • GoHighLevel / LeadConnector — our CRM and marketing automation platform, which uses cookies to associate form submissions with the originating campaign and to deliver email and SMS communications you have opted in to receive. GoHighLevel Privacy Policy.
  • Netlify — our website hosting provider, which logs IP addresses and request metadata for security, abuse prevention, and platform operation. Netlify Privacy Policy.
  • Supabase — our database and authentication provider, which uses session cookies to keep you signed in to your AppraisalPilot account. Supabase Privacy Policy.
  • Stripe — our payment processor, which uses cookies for fraud prevention and to securely process payments. Stripe Privacy Policy.

What Data These Tools Collect

Depending on the cookie or pixel, the following information may be collected: IP address, browser type and version, operating system, device type, pages viewed, time spent on pages, referring URL, search terms that led you to our site, links clicked, form interactions, and webinar registration events. We do not intentionally collect names, email addresses, or phone numbers via cookies or pixels — those are collected only when you fill out a form.

Cookies & SMS Data

Cookies and tracking pixels are not used to collect or share your mobile phone number, SMS opt-in data, or SMS consent records. Mobile information will not be shared with third parties or affiliates for marketing or promotional purposes.

How to Control or Opt Out

  • Browser settings: You can block or delete cookies through your browser's settings (Chrome, Safari, Firefox, Edge, and others all offer cookie controls). Disabling strictly necessary cookies may prevent the Service from working correctly.
  • Google Analytics: Install the Google Analytics Opt-out Browser Add-on.
  • Meta (Facebook) ads: Adjust your ad preferences in your Facebook account settings, or opt out via the Digital Advertising Alliance opt-out page.
  • Do Not Track: Some browsers offer a "Do Not Track" signal. There is no industry-wide standard for how to respond to this signal, so we currently do not respond to it, but we honor the opt-out tools listed above.
  • Email tracking: Most marketing emails contain a tracking pixel that records open and click events. You can disable image loading in your email client to prevent these from firing.

Cookie Retention

Session cookies expire when you close your browser. Persistent cookies remain on your device for periods ranging from a few days to up to two years, depending on the cookie's purpose. You can clear cookies at any time through your browser.

By using AppraisalPilot ("the Service"), registering for our webinars, or providing your contact information through any AppraisalPilot form, you agree to these Terms of Service.

The Service

AppraisalPilot is a software-as-a-service tool that uses artificial intelligence to assist licensed residential real estate appraisers. The Service generates draft descriptions, captions, and quality control output for the appraiser's review and editing. The licensed appraiser is solely responsible for the accuracy, USPAP compliance, and final content of any appraisal report. AppraisalPilot does not provide opinions of value and does not constitute appraisal services.

Eligibility & Age Restriction

You must be at least 18 years of age (or the age of majority in your jurisdiction, whichever is greater) to use the Service, register for our webinars, opt in to SMS messaging, or provide any contact information through any AppraisalPilot form. By using the Service or opting in to SMS, you represent and warrant that you are 18 years of age or older. The Service and SMS messaging program are intended exclusively for adults — typically licensed real estate appraisers and industry professionals. We do not knowingly collect information from, market to, or send messages to anyone under 18.

USPAP & Regulatory Compliance

The Service is designed to operate within USPAP Advisory Opinion 41 (Computer Assisted Valuation Tools). The appraiser is the supervisor; AppraisalPilot is a tool. The user agrees to use the Service in compliance with USPAP, applicable state appraisal laws, and lender requirements.

Account & Payment

If you subscribe to a paid plan, billing is processed via Stripe on a recurring basis until canceled. Refunds are handled case-by-case at our discretion. You may cancel at any time through your account portal.

SMS Messaging Program

If you opt in to SMS messages from AppraisalPilot, the following terms apply:

  • Program description: AppraisalPilot sends SMS reminders, updates, and notifications related to your webinar registration, account, and the AppraisalPilot service.
  • Message frequency: Varies — typically 2 to 6 messages per month.
  • Cost: Message and data rates may apply, depending on your mobile carrier plan.
  • Opt-out: Reply STOP at any time to cancel. You will receive one final confirmation message.
  • Help: Reply HELP at any time, or email [email protected].
  • Carriers: Carriers are not liable for delayed or undelivered messages.
  • Eligibility: SMS service is available to U.S. mobile subscribers with a participating carrier.
  • Age: You must be 18 years of age or older to use this SMS service.

Acceptable Use

You agree not to use the Service to violate any law, infringe intellectual property, transmit harmful code, or attempt to reverse-engineer the Service. You agree not to upload content you do not have the right to upload.

Limitation of Liability

The Service is provided "as is." To the maximum extent permitted by law, AppraisalPilot, LLC is not liable for indirect, incidental, or consequential damages arising from your use of the Service. AppraisalPilot, LLC is not responsible for delays, failures in delivery, or other issues related to the transmission or receipt of text messages.

Governing Law

These Terms are governed by the laws of the State of Nevada, without regard to its conflict-of-law principles.

SMS Terms & Conditions

The AppraisalPilot SMS Messaging Program is operated by AppraisalPilot, LLC. By providing your mobile number and checking the SMS opt-in box on our registration forms, you expressly consent to receive recurring text messages from AppraisalPilot.

Frequency & Cost

Message frequency varies and is typically 2 to 6 messages per month. Message and data rates may apply depending on your mobile carrier plan.

How to Opt Out (STOP)

You can cancel SMS at any time. Reply STOP to any text message you receive from us. After you reply STOP, we will send a single confirmation that you have been unsubscribed, and you will receive no further messages. To rejoin, opt in again through any registration form.

How to Get Help (HELP)

Reply HELP to any text message for assistance, and we will respond with our contact information. You can also reach us anytime at [email protected].

Privacy

Mobile information will not be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties.
